The Heart of a Mega City with 100,000 Households, ‘Eco Metacity’ Project Accelerates... ‘Royal Park City II’ Emerges as Biggest Beneficiary After Winning Grand Prize
The large-scale “Eco Metacity” project, which is expected to reshape the northern part of Incheon, is now in full swing, elevating expectations for the future value of the area to new heights. Led by Incheon City, this project will transform approximately 1.96 million square meters (about 590,000 pyeong) into an eco-friendly, mixed-use cultural city. Situated at the core of this new development, DK ASIA’s “Royal Park City II” is emerging as the project’s biggest beneficiary. Already validated for its market appeal by winning the Grand Prize at the “Livable Apartment Awards,” the complex is preparing to rise as a new luxury residential landmark in Korea.
Eco Metacity: Birth of the Largest Mega City in the Greater Seoul Area
Promoted by Incheon City under the vision of a “healthy and sustainable city” and “a future city that everyone dreams of,” Eco Metacity will span 1.96 million square meters (approximately 590,000 pyeong), integrating residential, commercial, cultural, and green spaces. Its size is twice that of the nearby Lu1 City (approximately 290,000 pyeong), making it truly massive.
The project will proceed in two phases. Phase 1 will see the development of residential and mixed-use facilities in the Sawol Village area east of Jungbong-daero, to be completed by 2032. In Phase 2, large-scale commercial facilities equivalent to two department stores will be introduced to the western area, planned to connect with urban rail transit. A vast green axis running north to south will organically connect the entire city, creating a walkable and pleasant living environment far beyond a typical residential zone.
The Eco Metacity development is expected to generate significant synergy with nearby redevelopment zones such as Handel District (4,805 units), Wang-gil District 1 (4,576 units), and Geomdan Districts 3 and 5. Together with Eco Metacity, Royal Park City (2 million square meters), and Geomdan New Town (11.1 million square meters), they will form a mega city with 100,000 households and approximately 4.54 million pyeong, the largest in the Greater Seoul area. Analysts predict this will shift Incheon’s urban axis from Songdo and Cheongna to “New Geomdan.”
Royal Park City II: Korea’s Residential Masterpiece Born from a Unique Pride
Poised to benefit directly from Eco Metacity’s development, “Royal Park City II” has already been recognized for its overwhelming residential value. Its value transcends mere locational advantages. Driven by the conviction to create Korea’s representative residential masterpiece, DK ASIA invested more than 200% of what is typically spent on renowned projects in Seoul’s affluent Gangnam area, such as One Bailey and Acro River Park. Rather than simple benchmarking, the project has achieved a level of distinction beyond compare.
The grand gates inspired by traditional palaces at four entrances, nine rounds of design modifications considering even the smallest resident movements, and rounded finishes on stair corners all testify that this is not just a building, but a work of art.
As a result, residents enjoy amenities surpassing even luxury resorts like Ananti: a top-class swimming pool, a 50-meter indoor driving range golf facility, a fitness center equipped with Technogym machines used by national athletes, and Incheon’s first “Royal Cinema Lounge” screening the latest releases. Additionally, direct medical services in collaboration with Incheon’s premier university hospital, Catholic Kwandong University International St. Mary’s Hospital, shuttle buses to Geomam Station, and Korea’s largest private yacht services reflect the perfect “resort city” care system.
Landscaping and landscape facilities serve as the finishing touch. In collaboration with Samsung C&T Resort Division, DK ASIA’s landscaping team realized world-class landscaping from concept planning to specialized design, construction, and maintenance — introducing Korea’s first “total care landscaping service.” The 7-meter-high fountain in the French-style Queen’s Garden and the 430-meter waterway inspired by Italy’s Villa d'Este create an urban beauty otherwise impossible to experience. The on-site “tree doctor” system for three years further elevates the long-term value.
A ‘World’s Best’ Creation with the Spirit of Completing a Masterpiece
These extraordinary features stem from DK ASIA’s strong confidence, financial strength, and forward-thinking philosophy. “Royal Park City II” adopted Korea’s first “move-in ready” sales method, allowing buyers to directly inspect completed units before purchasing — a model widely used in advanced countries. This contrasts with the traditional approach of purchasing based only on blueprints and model homes.
This bold move sends a strong message to the domestic pre-sale market, which has been plagued by controversies over “boneless apartments” and tens of thousands of defect complaints. Under the philosophy that “the company completely resolves all defects before delivering to customers,” DK ASIA is realizing its ambitious goal of “zero defects, 100% customer satisfaction.” The fact that many DK ASIA employees actually live in the complex themselves is the most symbolic testament to this confidence in quality.
DK ASIA Chairman Kim Jung-mo stated, “Royal Park City is Korea’s first urban-resort hybrid high-end residential city brand developed by DK ASIA. To make it a top global brand, we have already run brand campaigns in Times Square in New York, Shibuya and Shinjuku in Japan, and Paris in France, and will continue to pursue global marketing.”
He continued, “By combining large-scale parks, high-end residential units, premium leisure infrastructure, and diverse community facilities, we are proposing a sustainable, urban high-end resort lifestyle.”
Finally, he added, “Through unmatched residential environments, specialized infrastructure, and Korea’s first continuous maintenance system, we will provide residents with exceptional pride and satisfaction, developing Royal Park City into Korea’s representative flagship apartment. We aim to resolve construction-related complaints, achieve zero defects and 100% resident satisfaction, and establish a new standard of residential culture in Korea.”
