DK ASIA: hotel-quality service meets european palace elegance … value grows over time

'Geomam Station Royal Park City Prugio,' presented by DK ASIA in the baekseok-dong area of geomdan-gu, incheon, won the grand prize at the '30th best apartment to live in awards.' this complex was recognized for introducing a new residential concept as south korea's first 'resort city.' DK ASIA did not stop at simply building apartments; it also established educational infrastructure. the complex features hotel-quality community facilities and provides a wide range of lifestyle services, including healthcare, dining, and transportation, even after residents move in. following last year’s grand prize win for 'singeomdan royal park city Ⅱ,' DK ASIA achieved the distinction of winning the grand prize for two consecutive years as Geomam Station Royal Park City Prugio was selected this year. this holds great significance as the company's resort city philosophy was successfully applied to successive complexes and earned official recognition.

Geomam Station Royal Park City Prugio is a large-scale complex consisting of 25 buildings with 2 basement levels and up to 40 floor levels above ground, totaling 4,805 units. at the time of subscription in 2020, it attracted over 84,730 applications, setting an all-time record for incheon. after move-ins began, it drew significant attention as resort-like community facilities and exclusive resident services became fully operational. the community facilities within the complex overwhelm other complexes in both scale and variety. DK ASIA collaborated with samsung C&T’s resort division to create community spaces comparable to luxury resorts throughout the complex. large-scale trees, themed gardens, walking trails, and water features blend together, allowing residents to enjoy all four seasons of nature inside the complex. european-style ornamental fountains, marble planters, and various sculptures are placed throughout, making residents feel as though they are strolling through a garden of a high-end resort. six tea houses and tea cafes were also created so residents can relax and enjoy tea in these spaces. the complex includes a swimming pool, fitness center, golf practice facility, sauna, kids' facilities, movie theater, and music rooms. it is fair to say that most facilities found at a resort are present here. this stems from a philosophy focused on supporting residents' health, relaxation, and leisure activities. in particular, the swimming pool features an emerald-toned handmade tile finish. with arched entrances, waterway-style pools flowing between stone walls and pillars, large palm trees, and chandeliers, it resembles a garden inside a roman palace. vacation-style separate pools are provided for adults and toddlers. the fitness club is outfitted with premium brand equipment. even after construction and occupancy were completed, DK ASIA has continued to invest in expanding and refining community features. exclusive resident services are another key factor driving the complex’s competitiveness. a prime example is direct, face-to-face medical service provided in partnership with st. mary’s hospital of catholic kwandong university, the largest in incheon. residents can receive help during emergencies, make quick medical appointments, and receive personalized health information. a three-meals-a-day dining service within the complex is also available. DK ASIA partnered with gourmet galleria, a specialized food and beverage enterprise under the hanwha group. the menu is diverse, tasty, and cost-effective, making it highly popular among residents. diners can enjoy meals while gazing out at landscaping that features blue angel junipers, rounded boxwoods, and bamboo through floor-to-ceiling windows. an exclusive shuttle bus service running between the complex and geomam station is also operated, with cumulative passenger counts exceeding 900,000.

DK ASIA also launched an resident club sponsorship program, a first in the real estate industry. it selected about 10 resident clubs—spanning golf, soccer, camping, and more—to support community activities among residents. the developer also put significant effort into local infrastructure. DK ASIA built handle elementary school and an annexed kindergarten near the complex and donated them to the public. by directly installing streetlights and street trees inside and outside the complex, the company significantly improved urban functionality and aesthetics. it is rare in the construction industry for a developer to invest directly in infrastructure. among residents, the common feedback is that 'it is a complex whose true value becomes clearer the longer you live in it.' transportation conditions are also improving. residents can travel quickly to downtown seoul and major areas of incheon via geomam station, which serves the airport railroad and incheon subway line 2. geomam station allows access to seoul station in under 40 minutes, and accessibility to incheon international airport is excellent. moving forward, if planned projects—such as direct connectivity between the airport railroad and seoul subway line 9, as well as the extension of incheon subway line 2—proceed as scheduled, travel toward the gangnam area of seoul and northwestern gyeonggi province will become even more convenient. the location value of the complex is being re-evaluated as well, as it is situated at the center of the northwestern incheon development axis linking geomdan new town, cheongna international city, and the geomam station area. as development picks up momentum, its standing as a landmark complex representing the region is expected to rise further. a multi-modal transit center combining transport, commercial, business, and residential functions is currently being pursued around geomam station. in cheongna international city, the hana financial group headquarters has been completed, with employees from affiliates like hana financial group and hana bank scheduled to move in starting september. starfield cheongna, which integrates a complex shopping mall and a 21,000-seat dome stadium, is also under construction with a target completion date of late 2027. once these projects are finalized, the transport, business, and commercial functions of the northwestern incheon living zone covering geomam station and cheongna will be further strengthened.
