DK ASIA Announces the Dawn of a
5D Landscaping Renaissance
On the 15th, DK ASIA announced the completion of its landscaping renewal at Geomam Station Royal Park City, carried out as the first project of its kind in Korea to enhance residents’ happiness, health, and pride. The company also held a commemorative event to celebrate the milestone.
The event, themed “The Renaissance of Landscaping Culture: The World’s First 5D Landscaping”, was attended by DK ASIA CEO Jae-man Cho, representatives from Samsung C&T Resort Division (Everland), and resident representatives of Geomam Station Royal Park City. The ceremony began with a ribbon-cutting for the landscaping renewal, followed by a presentation of appreciation plaques and a tour on the “Royal Train,” a service designed to showcase the renewed landscape. Residents presented appreciation plaques to Samsung C&T Resort Division for contributing to the property’s elevated value and prestige.
At the time of its completion, Geomam Station Royal Park City attracted major attention for its landscaping, surpassing even high-end reconstruction apartments in Gangnam. Typically, landscaping costs for newly developed city apartments are under 1 million KRW per pyeong (≈3.3㎡), whereas high-end Gangnam reconstruction apartments such as One Bailey (S Co.), Maple Xi (G Co.), and Acro River Park (D Co.) have landscaping costs of 1.6–1.9 million KRW per pyeong.
This landscaping renewal marks the first of its kind in Korea, introducing the world’s first “5D landscaping” concept. Rather than merely replacing aging trees, the project reinterprets landscaping through a modern lens. 5D landscaping extends the traditional 4D concept—which engages the senses of sight, hearing, smell, touch, and taste—by incorporating the element of time. In addition, the world’s first application of mulching techniques across the entire complex was implemented to improve tree growth conditions and renew the property’s scenery.
The “Royal Train” service was also introduced, allowing residents to enjoy an aerial view of the beautifully landscaped Royal Park Bay. Currently, two Royal Trains operate along a scenic route that passes the Senior Club, Rose Garden, Jade, Maple Path, natural waterways, Safari World, and Caribbean Bay. Passengers can enjoy panoramic views and luxurious landscaping as if they were visiting a resort.
DK ASIA, in collaboration with Samsung C&T Resort Division, was the first in Korea to execute a nominated subcontractor (NSC) approach for the landscaping of the 4,805-unit Geomam Station Royal Park City complex. While apartment landscaping is usually managed by the resident office, the partnership between DK ASIA’s specialized design and planning expertise and Samsung C&T Resort Division’s procurement and maintenance capabilities enabled the creation of Korea’s highest-standard landscaping renewal.
CEO Kim Jung-mo of DK ASIA stated, “The 5D landscaping introduced through this project is the world’s first attempt to incorporate the flow of time and natural changes into landscaping, which carries great significance. He added, “As apartment landscaping is typically damaged within three years and difficult to maintain, DK ASIA will continue to implement ongoing landscaping renewals separate from the management office to enhance property value and strengthen the brand.”
Furthermore, he noted, “Through the world’s first 5D landscaping, Royal Park City has won the Honourable Mention at the 2025 IFLA APR LA & Luminary Awards, hosted by the International Federation of Landscape Architects (IFLA), which has over 80 member countries. We will continue to lead global landscaping culture while maximizing the value of Geomam Station Royal Park City and establishing it as a premier apartment complex in the Seoul metropolitan area.”
