DK ASIA Introduces Screen Baseball and Soccer Experience in Apartment Complexes — Launching Sports Simulation Facility for the First Time in a Residential Community



DK ASIA announced on the 21st that it will open the screen sports experience facility “Royal Legend Heroes” at New Geomdan Royal Park City II in early December. Screen sports facilities are digitalized spaces that allow people to enjoy real sports as interactive games. This marks the first installation within a residential apartment complex in Korea and the first entry into the metropolitan area since its debut at Lotte World Mall in Jamsil, Seoul, materializing DK ASIA’s vision of a “premium resort city.”

“Legend Heroes” is a screen sports brand operated by Play Legend, a company specializing in experiential sports games currently running facilities at Lotte World Mall, Sono Calm, and Sol Beach. At Royal Park City II, seven types of facilities will be provided — batting (hitting practice), pitching (throwing simulation), soccer (shooting game), archery, basketball, action racing (car racing), and candy slush (a children’s interactive game).

DK ASIA located the facility in the basement of the complex’s commercial area, “Royal Honors Avenue,” effectively blocking noise while allowing residents to conveniently use it on foot. The company prioritized residents’ convenience over rental income, even giving up part of its commercial leasing profits to do so.




This design philosophy for “Royal Park Citizens” is also evident in DK ASIA’s signature “meal service.” The Royal Trinity Lounge, which provides meal services for residents, is separated from other community facilities and placed within a designated commercial space to block odors and noise generated during cooking. While some apartment complexes have recently discontinued such “meal services,” DK ASIA’s design approach is being recognized as a solution that enhances both service sustainability and residential satisfaction.

DK ASIA’s Royal Park City brand was ranked among the “Big 3” in the high-end residential brand reputation survey conducted last September, alongside Hyundai E&C’s The H and Lotte E&C’s LE-EL. It was the first time a private developer brand entered this ranking. Industry insiders have evaluated that DK ASIA “has presented a new direction in residential culture through resort-style living.”

The community facilities within the complex include a swimming pool equipped with a bade pool (heated massage function) and dry sauna, an indoor golf range with GDR systems on every bay, and a fitness center furnished with Italian Technogym equipment. Two 55-seat power catamaran yachts exclusively for residents also complete the concept of a “premium resort city.”

DK ASIA has also created landscaping in which 80% of the trees within the complex are evergreens, providing lush greenery all year round. Following the buckwheat flower fields and the barefoot loess trail introduced this fall, ryegrass will be planted this winter so that residents can enjoy a golden rye field next spring. Kim added, “We will continue to introduce nature-based resort content to turn the heart of Incheon’s city center into the Seoul metropolitan area’s largest hub of health and healing, continuously enhancing the brand value of Royal Park City.”
