“New Geomdan Royal Park City II in New”
Yachts, theaters, restaurants, swimming pools, gyms, golf ranges, table tennis halls, billiard rooms, water parks, sky lounges, guest houses, kids’ cafes, study rooms, playgrounds, and shuttle buses—facilities you’d normally expect only at a luxury resort. Even in apartments worth tens of billions of won, such as Seoul’s Raemian One Bailey, it’s hard to find this level of community amenities. Yet at New Geomdan Royal Park City II, all of these are available right at the doorstep, enjoyed as part of daily life.
In addition to an overwhelming array of community infrastructure, the design and advanced systems that ensure a pleasant, leisurely lifestyle 365 days a year have exceeded the expectations of high-end residential buyers, spearheading an innovation in quality of life.
Recently, the concept of residential community itself has been redefined, with the opening of loess walking trails inside and around the complex and the launch of a private miniature train for residents. It is said that while the price point of Royal Park City II may be comparable to that of a Genesis, its quality and offerings are on par with a Rolls-Royce.
On September 27, Royal Park City II was visited on an autumn day brimming with seasonal charm. Across from the complex’s symbolic 330-meter-long grand gate, a small performance was underway in a corner of the theme garden. Soon after, the “Royal Train” slowly appeared. The scene of park, performance, and train harmonizing together was as vibrant and relaxed as a luxury resort.
The miniature electric train, made up of three cars, is designed to comfortably seat four passengers in each. Riders, their faces full of anticipation as if they were at an amusement park, eagerly pulled out smartphones to capture the moment. From children to adults, smiles and excitement were evident everywhere.
The train departs from the entrance of the garden, following landscaping facilities created by Samsung C&T’s Resort Division. The sprawling 66,000㎡ area, equivalent to 10 soccer fields, is composed of five themed gardens. While it takes over an hour to explore on foot, the electric train offers a leisurely 10-minute tour of the entire landscape. Each unfolding view provided fresh delight and a unique opportunity to appreciate the gardens at a glance.
The first highlight was the Picnic Garden, themed around an urban forest with dome-shaped pergolas nestled among the trees—an ideal spot for rest during a stroll. Next came the Royal Garden, where European-style sculpted fountains blend with fir tree paths to create an exotic ambiance. The Family Garden, modeled after New York’s Central Park, featured expansive lawns with water features and recreational areas, perfect for families. Most striking of all were the vast fields of blooming white buckwheat flowers, rivaling even popular tourist attractions.
Lee Young-ho, Head of Communications at DK ASIA, explained, “The Royal Train runs several times a day along the loess trail course, offering residents a special experience in daily life. Operating also within the complex, it has been very well received by families.”
Walking north from the train stop reveals another highlight: a 4.5km loess trail, among the longest in the country. The trail is layered with a bed of decomposed granite and topped with 20cm of natural loess soil. DK ASIA plans to extend this trail to 12km. It is said that DK ASIA Chairman Kim Jeong-mo actively pushed for the project during the redevelopment process, incorporating residents’ opinions.
On that day, many residents could be seen walking barefoot along the trail. The warmth underfoot, the soft yet firm texture of the soil, and the cool autumn breeze combined into a multi-sensory healing experience seldom felt in the city.
One resident remarked, “Walking while gazing at the buckwheat blossoms feels purifying. It’s so satisfying that we can enjoy such facilities right in front of our homes without traveling far.”
The trail has been designed to suit everyone—from light family strolls to senior-friendly health trekking. Alongside the path, foot-washing stations have been installed, where walkers can rest, clean their feet, and return refreshed.
If the days at Royal Park City II are filled with trains and loess trails, the nights come alive with music and fireworks. At the theme park’s special stage, the Royal Garden Festival concert drew crowds of residents and visitors alike, who gathered in groups to savor the autumn evening. Organizers estimated about 10,000 people attended.
The concert, the highlight of the Royal Garden Festival which is cementing its status as a cultural event in Incheon, featured well-known singers such as Wax and Kim Won-jun, who ignited the atmosphere. Music from the stage, paired with fireworks that lit up the sky, brought the second annual Royal Garden Festival to a dazzling close. All of this was part of DK ASIA’s residential cultural program designed to give residents extraordinary experiences in their everyday lives.
Since welcoming its first residents last November, Royal Park City II has steadily taken shape. Where once only stark concrete buildings stood, colorful vibrancy now fills the area.
The most striking transformation has been the landscaping. Around 1.8 million trees, including firs and hackberries, have been planted throughout the complex, growing more lush with each passing season. Fragrant sweet osmanthus trees, prized for their use in luxury perfumes, have been placed throughout—over 40 of them standing 4 meters tall. The main water feature, Royal Canal Avenue, harmonizing naturally with the greenery, has become a popular spot for strolling and relaxation.
DK ASIA had a vision to make the landscaping more than just greenery, but a “heritage of premium landscaping.” To this end, the company increased construction costs by 123.3 billion won, driving the development of this high-end residential project. Samsung C&T’s Resort Division, with its 60 years of experience, joined the effort to ensure excellence.
Also thriving is the country’s largest Royal Park City Trinity Lounge. On the evening of the visit, a long line of residents waited for dinner. That day’s main dish, beef bone soup, sold out within an hour. For just 10,000 won, residents can enjoy a nutritious buffet service prepared by Shinsegae Food, whose exclusive dietitian designs daily changing menus.
Convenience for residents has also been enhanced. DK ASIA operates a free shuttle bus exclusively for residents for five years. Buses run every 10 minutes from the complex to Geomdan Sageori Station on Incheon Line 2, and every 30 minutes during rush hours to Gimpo Airport Railroad’s Geomam Station. Shuttle services to nearby elementary schools are also provided.
More premium community facilities are gradually being introduced. From the end of the year, the Sky Lounge within the complex will officially open, though it is already accessible upon request. A 50-meter indoor golf range with double floors, a fitness center equipped with Technogym machines, and Incheon’s first in-complex cinema lounge, Royal Cinema Lounge, are already part of residents’ everyday lives.
Medical services have also been reinforced. Through a partnership with Incheon’s leading Catholic Kwandong University International St. Mary’s Hospital, a direct 24-hour emergency medical response system is available to residents.
DK ASIA is developing this area into a mini new city with a total of 36,500 households. Eight project sites will share commercial, convenience, and cultural facilities to form a “city of coexistence and symbiosis.” Construction has begun on a massive 4,533-household complex in Zone 3, while the Eco Meta City, the central axis of Royal Park City, has been fully launched under the initiative of Incheon Metropolitan Government since May.
